A. Yes, our sales staff can speak English, so consultations in English are possible. Contracts are usually in Japanese, but we provide English summaries. We also support English, Chinese, and Tagalog.

A. You will need a copy of your passport, residence card, a certificate of employment from your company, and proof of income. In some cases, a seal registration certificate may also be required.
Additionally, you must provide an emergency contact who is either Japanese or a foreigner with permanent residency in Japan, so please prepare this in advance.

A. Recently, it has become more common to use a guarantor company instead of an individual guarantor. Therefore, not having a guarantor is usually not a problem.

A. Yes, we do have furnished properties, but the number is limited. Most are 1BR-2BR units, which are suitable for singles or couples. Please note that furnished apartments are generally more expensive than unfurnished ones.

A. Yes, in many cases it is possible, mainly with small dogs or cats that are unlikely to disturb other tenants. However, large dogs, rabbits, hamsters, ferrets, snakes, lizards, turtles, frogs, and other reptiles are prohibited in most properties.

A. In most cases, our company assists in arranging utility contracts on behalf of the tenant.

A. Generally, areas with embassies and international schools are popular, such as Hiroo, Azabu, Daikanyama, Ebisu, Nakameguro, and Shibuya. Preferences may differ depending on nationality, so please consult with our staff.

A. "Reikin" is a one-time, non-refundable payment to the landlord as a token of appreciation, usually equivalent to 1-2 months' rent. In recent years, more properties have been offered with no key money required. The origin of this custom is said to date back to the postwar housing shortage, when tenants expressed their gratitude for being able to secure a place to live, and this practice remained as a cultural tradition.

"Shikikin" is a refundable deposit held by the landlord to cover unpaid rent or repair costs. Upon moving out, the balance (after deducting unpaid rent or damages) is refunded.

A. Initial costs typically include:
- First 2 months' rent

- Guarantor company fee (if applicable)
- Brokerage fee
- Key replacement fee (sometimes not required)
- Fire insurance
We recommend preparing approximately 5-6 months' rent in advance.

A. Yes, in most cases. Fire insurance covers damage to interiors caused by falling objects, natural disasters, fire, or water leaks.
Note: Damage caused by pets is not covered, and deductibles may apply.

A. Yes, but we handle them only in limited cases.

A. Most leases allow early termination, but a short-term penalty may apply if the lease is terminated within one year.
This is usually equal to one month's rent, but conditions vary by property.

A. Renewal fees are required when extending a standard lease after two years. The fee is typically equal to one month's rent (excluding tax).
Note: Fixed-term leases do not have renewal fees but may require a re-contracting fee which is 1month rent plus 10% tax.

A. Most issues involve noise, odors (pets, garbage), garbage disposal, use of common areas, and interpersonal manners. Please be mindful to prevent conflicts.

A. Yes, garbage disposal rules in Japan can be complex.
1. Check your local rules - Each ward/city has its own collection days, times, and garbage bags. Obtain a garbage calendar or separation guide (often available in English/Chinese).
2. Main categories - Burnable, Non-burnable, Recyclables, Bulky waste.
(Many municipalities also offer multilingual versions, including English and Chinese.)
3. Follow time and location rules - Usually by 8 AM on collection day, at the designated site.
4. Proper preparation - Use designated bags(Such as Machida City, and Chofu City.), rinse bottles, remove labels, and bundle cardboard/newspapers.

A. Before moving out, all furniture and garbage must be removed. Cleaning is usually arranged by the landlord's contractor, so tenants do not need to clean themselves.
"Genjō kaifuku" means restoring the property to its original condition at the start of the lease. Normal wear and tear is not charged to the tenant, but damages from smoking, pets, negligence, or unauthorized modifications are charged to the tenant.
(Even if the tenant arranges for a cleaning company on their own, the landlord's designated cleaning company will still carry out the cleaning, so in many cases the tenant ends up paying twice.)

Please check surrounding noise (roads, railways, restaurants, schools), sunlight, ventilation, view, neighborhood safety at night, cleanliness of entrance/hallways, delivery box availability, number of outlets, condition of air conditioners/ventilators, storage space, and mobile phone reception.

A. Yes, but we recommend viewing in person to avoid unpleasant surprises (noise, odors, dirt, etc.) upon move-in.
